Cottonwood Ranch is a rugged, secluded, and undeveloped wildlife property teeming with big game and upland birds 50 miles east of Hailey between Carey and Arco at the foot of Blizzard Mountain. The property features 2,748± contiguous deeded acres with creeks, springs, large aspen groves, and diverse terrain. Elevations of the property range from approx. 6,000′ to 7,800′. The ranch is undeveloped but has power and excellent building sites with expansive views of the Cottonwood Basin and south across the Snake River Plain. The property is managed for summer and fall cattle grazing in conjunction with a BLM grazing permit. The ranch borders Craters of the Moon National Monument and and qualifies for a landowner appreciation permit for controlled hunts in unit 50. A conservation easement is in place to preserve the property’s open space features, grazing resources, and wildlife values and allows for a variety of residential, recreational, and ranching uses.
